MacRo, Ltd. Brokers Sale of Adjacent Crop Farms in Frederick, Maryland

MacRo Commercial Real Estate is pleased to announce the sale of 10653 Stull Road and 7010 Mountaindale Road, Frederick, Frederick County, Maryland.

This sale included two adjacent farms totaling 186.5 acres with 134 acres of active cropland.  The farms are situated along U.S. Route 15 with tremendous views of the Catoctin Mountains.  The property is not encumbered by any preservation easements, and all subdivision rights were intact with the potential for 15 lots pending subdivision regulations’ compliance.  Percolation tests for three septic areas were obtained in 2021, but no wells had been drilled prior to the sale date.  Each farm included an abandoned residence and dilapidated agricultural buildings, and the property was sold “as-is” wherein the buyer is responsible for demolition costs and junk removal at the buyer’s discretion.

The property closed on March 30, 2022, for a sales price of $1,550,000, and Dave Wilkinson, Vice President of MacRo, Ltd., coordinated the transaction between the seller and the buyer.
