MacRo Ltd named Commercial Real Estate Broker for City of Frederick Properties

65 acres of excess city owned real estate offered for sale in January 2015

Macro Commercial Real Estate Broker City of Frederick Property for SaleAs the City of Frederick reviewed the inventory of real property during this past year, it became apparent to Richard Griffin, Director of Economic Development and Mayor Randy McClement that some very valuable tracts of land are sitting around not generating any revenue to the property tax base.

Several weeks ago city staff sent out “RFQ 15-F Commercial Brokers to Assist with Property Disposition” to a number of commercial real estate brokers that provide services within the Frederick community.

With the help of the extremely capable support staff at MacRo, Ltd., Steve Cranford and Rocky Mackintosh submitted a response to RFQ 15-F. Two weeks ago on Monday, December 4th, the Mayor and Board of Aldermen authorized a memorandum of understanding to be executed to engage the MacRo Team as its exclusive broker to represent the following properties:

  1. 7515 Hayward Road, Frederick, contains approximately 1.545 acres of land that is improved with a 8,300 square foot structure previously used by Frederick County Public Schools (FCPS) as a processing office. A portion of the property will be withheld from the sale and used by the city for the construction of a water tower. The property is currently IST, an institutional floating zone which overlays a base zoning of M-1 – Light Industrial uses. Now that FCPS no longer occupies the site, it is a prime tract that has rezoning possibilities.
  1. A 32.17 acre site located on the east side of Monocacy Boulevard in Frederick, bordering the APOA office complex at Frederick Municipal Airport. The property is vacant and unimproved and is zoned PB-Planned Business within the Airport Overlay District. That stated the property also has excellent potential for consideration of a mixed use zone. This property was acquired by the city when it acquired the land necessary to expand Monocacy Boulevard north of Hughes Ford Road to connect with Schifferstadt Boulevard at E Church Street – a critical and long planned transportation that eases the flow of traffic through the growing east side of the City.
  1. 1715 Bowmans Farm Road, Frederick, contains 31.69 acres and is also referred to as Lot 15 of Frederick Airport Park. This site is the remainder of the property that was acquired by the City when it purchased land for the new airport tower on the east side of the airport. The lot is zoned M-1 which targets office and industrial uses that have minimal environmental impacts.

The total of three recent appraisals place the combined value in excess of $10,000,000.
